Customer Service Review:
The only mortgage company that I know that has its own solicitors, with HUGE demands. Their demands meant that I nearly lost the property 4 times. I now know of various financial advisors that are steering clear of using them, because of this crazy issue.

I am sorry to hear you are disappointed with the solicitors.
I have received a time line for all correspondence between our solicitors Conveyancing Direct and your Solicitors. On instruction Conveyancing Direct sent a list of requirements that needed to be provided in order for draw down to occur. To make the process as smooth as possible Conveyancing Direct request that all items are provided at the same time and in a timely manner. Regrettably, the information was not accordingly provided, causing delay. Outstanding information that held up completion included the searches provided and the undertaking not being provided until just before draw down. Whilst I appreciate your frustration, before a mortgage can be drawn all legal aspects must be satisfied, protecting both Skipton and yourself from issues that might not otherwise been correctly addressed in the purchase process.

The only real negative issue I faced was in relation to the valuation of my property to be re-mortgaged given by Skipton's surveyor. The surveyor made two fundamental errors in his evaluation of the property which resulted in a significant undervaluation of the property (even if down-pricing was excluded) and brought the property below a threshold. I am a Chartered Surveyor with almost 30 years of experience. I advised the surveyor and Skipton of this error and the response was 'take-it or leave it'. This error resulted in an offer of less money at a less advantageous rate. Being an expat it is extremely difficult to get a mortgage. I had to to take the offer. I am not very impressed by the surveyor who knew he made a basic fundamental error, and not impressed by Skipton's dismissive response.

I have had your concerns investigated and can confirm that your challenge to the valuation and the comparables you provided were returned to the surveyor on receipt. Skipton uses the Connells panel of qualified and vetted surveyors. The surveyor provided a rational on each occasion to support their valuation. As a bank we ultimately rely upon the conclusion of independent surveyors and if they feel that a change in valuation is unwarranted there is nothing more that can be done in this respect. I am sorry that in this instance the surveyor's valuation did not align with your view.

Although they are not yet online, Skipton International make telephone contact easy and take instructions easily and their staff are well briefed, helpful and very pleasant. Can also be contacted by means of their contact form on the web site and will confirm by email or telephone as requested.

You can improve on your service by having an agent on the Isle of Man who could ensure that all your requirement(first time I've had to give my tax details)are satisfied.I also spent over £20 on Reg.Post.Would not go down this road again and would not advise others to do so.Highly unsatisfactory.WOC@MANX.NET

Skipton International's advertising states we are a Guernsey bank. With customers in over 100 countries we could not have agency's in each location where customers are resident. Also, we understand that an agency office would not be permitted by the Banking Law in your location. Please note that requesting tax details is now a regulatory requirement for any bank located in a jurisdiction that has joined the OECD Common Reporting Standard (including your location). Using registered postage was not requested by Skipton, where the majority of our customers use normal postage rates.

Rates are very poor at the moment, globally, but bearing that in mind the rate was reasonable and the company is reputable and covered by financial industry insurance. We are confident that our deposit is safe which is probably the main concern.

Initially we went into your office to add an additional deposit to our Instant saver account. The assistant was very helpful and after some discussion concerning the rate of interest being applied to our account explained that we could change to a different Saver account and receive an additional 0.25%. Naturally we were delighted that our enquiry was handled in such an open manner and the forms for the new account were completed in no time and we were delighted that we had gone into your office and welcomed as we were. Thank you.

I am sorry that you found the source of funds questions to be picky. There are legal and regulatory obligations for banks to ensure that sources of funds received are fully checked. We take such obligations very seriously, but have streamlined the process as much as possible.
